About PearlAudit

PearlAudit is property intelligence for New York City real-estate professionals. It turns the public record — zoning, floor area, flood risk, violations, recorded documents, ownership — into a single, typeset property dossier a broker, architect, attorney, or investor can act on.

It exists because the public record for New York City property is technically public and practically unusable. The facts that decide a deal — what can be built, what’s owed, what’s been ordered, who actually owns the lot next door — are scattered across dozens of agency systems, each with its own identifiers, its own lag, and its own silences. Anyone can look them up. Almost no one does, because it takes days. PearlAudit is one person’s answer to that: do the tedious part obsessively, cite everything, and never paper over a gap in the record.

The doctrine is simple: recorded facts, honest nulls, and a citation on every claim. If a figure appears in PearlAudit, it traces to a public record; if the record is silent, we say “no record on file” rather than guess.
