Pricing is set with you — no self-serve checkout yet. Monitoring reflects when NYC publishes a record (surveillance, not real-time title); enforcement feeds refresh at least weekly, the rest monthly.
Tell us what you're evaluating. A person will reply—no account and no automated sales sequence.
One report, the whole picture — for any of NYC's 1M+ lots and condo units.
As-of-right FAR, air rights, special districts and MIH — every rule cited to the NYC Zoning Resolution — plus unused development-rights headroom, with every reducing or qualifying constraint named.
Federal flood-map zone, plus forward-looking stormwater and sea-level-rise projections.
Local Law 97 penalty projections through 2050 and the building's energy grade (LL33).
Façade (FISP/LL11), gas (LL152), upcoming filings, and open building, safety, and housing violations on the public record.
Boiler inspections and cooling-tower (Legionella) registration & sampling cadence — on record.
Current owner of record, last recorded sale, and deed chain — cited public record.
City market & assessed value of record, any recorded tax-lien or distress signals, and — when multiple public-record distress markers co-occur — a cited convergence summary. Factual, never a determination.
421-a / J-51 and other time-limited benefits, with the projected post-expiry tax increase — a projection, not a bill.
Whether a final Certificate of Occupancy is on record, and the building's legal use — from the public record, where available.
(E)-designations and nearby remediation / cleanup sites — cited public record, not an environmental assessment.
The recorded rent-stabilized unit count on file — a record, not a legal status.
Nearest transit, schools, hospitals and parks.
Pro & Team add comparable sales ($/SF) and white-label branding — your logo and name on every dossier.
Every figure is sourced and cited to the NYC Zoning Resolution, City rules, and municipal records — not estimates.
Every dossier is fully typeset for client meetings — pick the theme that fits your brand, from clean light layouts to a deep dark finish.

The Complete Dossier carries the findings about your property — zoning and FAR, the buildable envelope, ownership and sale history, open-violation counts, flood and LL97 exposure. Pro and above add the evidence chain behind them: the recorded instruments, the individual records, the derivations, and the district rules quoted in full. Sections are included whole — a caveat is never shortened for a cheaper plan. Free lookups render the full dossier layout with paid sections locked. Enterprise limits are set per contract. Surveillance is the standalone monitoring product for lenders and servicers — see monitoring
A free lookup renders the full dossier layout for any property, with the paid sections shown but locked. A dossier unlocks everything your tier includes. Either way, once you've run a property, re-opening it is free.
No. One unit equals one dossier, and re-views of a property you've already run never cost another one.
Each number in the dossier is sourced to the NYC Zoning Resolution, City rules, or municipal records, with the citation printed next to the claim. It's a cited public-record analysis, not an estimate.
Sources refresh on their own cadence — recorded documents and litigation weekly, violations, compliance and parcel records monthly — and each dossier prints its data vintage beside the figure. Property monitoring alerts you when NYC publishes a new record for a watched property.

No. Every account — including free — can watch 1 property. Paid plans raise the cap (10 watched properties on Pro, 15 on Team), and plan watchlists deliver alerts as a weekly digest. Priority alerts — delivered as records surface — are part of Surveillance, the standalone monitoring product for lenders and servicers watching a whole book, which includes everything in Team and is onboarding by request.
Team is self-serve and covers most firms: 40 dossiers a month, bulk CSV screening, and self-serve API keys. Enterprise is a contract — negotiated volume and limits, up to 500 watched properties, and contract terms. If your requirements include things like SSO or an SLA, start that conversation on the enterprise page.
No. PearlAudit is a cited analysis of the public record — built to hand to your attorney, lender, or expediter with every source already footnoted, not to replace them.
